The Balboa Peninsula is a neighborhood encompassing the land barrier to the south of the city of Newport Beach, California. The community features a long stretch of sand that faces the Pacific Ocean and encloses the Newport Bay. The Peninsula ends to the east, where you’ll find the Entrance Channel, which serves as the primary way for boats to get in and out of the bay. 


This beautiful land feature is home to countless landmark buildings and notable tourist attractions that are frequented by locals and visitors alike. Balboa also features a couple of piers that serve as excellent fishing spots, beautiful ocean viewpoints, and unique dining areas right in the middle of the ocean. Although primarily residential, there are a good number of commercial establishments along Balboa Boulevard that offer ample conveniences for residents in the community.


The central and eastern portion of the island is split between an open sandy beach space to the south facing the ocean and various commercial and residential developments to the north.

There’s a fantastic selection of bayfront properties lining the north of Balboa that are lined with small ports that dock various boats and yachts. Homes on this part of the neighborhood typically vary on its build and location. Waterfront residences usually have more spacious lots and a higher price tag and can go between five to seven million dollars. Other properties in the area tend to have a price that’s closer to the median price point of homes in Newport Beach. Further west, you’ll find more affordable single-family homes as you get closer to the city center. These residences come with a unique ocean-type design that helps protect it from the weather.
